January 2024 Market Update

In the VIREB area, 152 single-family homes were sold last month, marking a six percent decrease compared to the previous year but a slight increase from December 2023.

January saw 47 condo apartments sold, reflecting a twelve percent rise from the same period last year and a twenty-one percent increase from December. In the row/townhouse category, 40 units were sold last month, showing a fourteen percent increase from the previous year and a three percent increase from December.

Active listings of single-family homes totaled 807 in January, down from 861 the previous year. Condo apartment inventory reached 258 last month, up from 239 twelve months ago. Row/townhouse listings amounted to 282 in January, compared to 239 the previous year.

Benchmark prices for January were as follows.

  • Single-family – $749,000 (up 6% y-o-y)
  • Apartment – $380,600 (down 0.1% y-o-y)
  • Townhouse – $546,600 (up 2% y-o-y)
